Short answer: Hyderabad's air gets worse in winter. In winter 2024-25 (October to January), the city's average PM2.5 was 52 µg/m³, with daily peaks of 89 µg/m³. The difference between areas is large: Ramachandrapuram had the cleanest winter air at an average of 25 µg/m³, while Sanathnagar saw spikes up to 182 µg/m³. For homebuyers, distance from industrial areas and heavy traffic matters more than which zone of the city you are in.
Why winter air is worse
In winter, cooler air settles close to the ground and winds are calmer, so dust, vehicle exhaust and industrial emissions stay near street level instead of dispersing. That is why the same neighbourhood can feel clean in the monsoon and hazy in December.
What the winter data shows
The Centre for Science and Environment (CSE) analysed six of Hyderabad's oldest monitoring stations for winter 2024-25:
- City winter average PM2.5: 52 µg/m³, about 5% lower than the previous three winters, and broadly stable over four years.
- Highest daily city average: 89 µg/m³.
- Cleanest station: Ramachandrapuram, with a winter average of 25 µg/m³.
- Worst local spikes: Sanathnagar, up to 182 µg/m³.
Year-round data tells a similar story. A Greenpeace analysis of 2023 data found Bollaram industrial area, Pashamylaram, Kokapet, Sanathnagar and Zoo Park at seven to eight times the WHO standard, and Kompally, Nacharam, Somajiguda and New Malakpet at four to five times.
How to check air quality before you buy
- Find the nearest monitoring station on the CPCB or Telangana Pollution Control Board portals, or on aqi.in or aqicn.org.
- Compare readings in winter, not just on the day of your site visit.
- Check distance from industrial estates, quarries and highway junctions.
- Look for green buffers: parks, lakes and tree-lined roads inside and around the project.
Small things that help at home
- Homes on higher floors and away from the main road get less street-level dust.
- Cross-ventilation lets you air out the home when outdoor air is cleaner, usually in the afternoon.
- Indoor plants and a good air purifier help in the worst weeks of December and January.
