North vs West Hyderabad: Kompally, Medchal and Shamirpet vs Gachibowli for Homebuyers (2026)

Last updated: October 2026

Short answer: North Hyderabad (Kompally, Medchal, Shamirpet and Kandlakoya) gives you more space and greenery for the money than West Hyderabad (Gachibowli, Kokapet, the Financial District), and it sits on the Outer Ring Road with two elevated corridors planned towards the city. West Hyderabad wins on jobs and established amenities, but it carries the city's worst office-hour traffic and some of its sharpest groundwater declines. North suits families who want a villa or a larger home, especially if they work in the north, along the ORR, or can travel off-peak.

Traffic and commute

The TomTom Traffic Index 2025 puts a typical 10 km drive in Hyderabad at about 32 to 33 minutes, rising to around 39 minutes in the evening rush. The HITEC City–Gachibowli corridor is regularly reported as one of the worst stretches, so living close to work in the west does not guarantee a short commute.

In the north, daily traffic runs mainly along NH-44 (the Hyderabad–Nagpur highway through Kompally and Medchal) and Rajiv Rahadari (towards Shamirpet). The ORR exits at Medchal (Exit 6) and Shamirpet (Exit 7) put the airport and the western IT hubs within reach without crossing the city centre.

What is planned for the north

  • Twin elevated corridors: two elevated corridors from Paradise junction are planned to speed up the drive north, one along Rajiv Rahadari towards the ORR at Shamirpet and one along NH-44, with provision for a future metro deck. The Centre cleared the defence land they need. Reported lengths and end points have changed over time, so check the current plan and construction status before relying on them for a purchase decision.
  • Metro: JBS–Medchal and JBS–Shamirpet lines are proposed under Hyderabad Metro Phase II-B. They are not yet under construction.
  • Regional Ring Road: the planned 340 km outer ring will add another bypass further out.

Air quality

Hyderabad's air is above WHO limits everywhere: the city averaged about 81 µg/m³ of PM10 and about 40 µg/m³ of PM2.5 in 2023-24. In a Greenpeace analysis of 2023 station data, Kompally was in the group recording four to five times the WHO standard, while Kokapet in the west was in the group at seven to eight times. The north also has industrial pockets, though: the Bollaram industrial area recorded some of the highest readings. If air quality matters to you, choose a home away from industrial estates and major highway junctions, whichever zone you pick.

Water

Ground Water Department data shows the sharpest recent falls in the western high-rise belt, where residents of Gachibowli and Kondapur rely heavily on tankers in summer. Medchal-Malkajgiri district averaged about 11.6 m to water in January 2025, but mandals such as Kukatpally, Bachupally and Dundigal were deeper than 20 m in July 2025. In other words, the north is not uniformly better: it depends on the exact locality and on how the project manages water. Ask about rainwater harvesting, recharge pits, sewage treatment and the municipal connection.

Space, greenery and heat

The north has more open land, which is why it has become Hyderabad's main villa belt. Shamirpet Lake, the Kandlakoya Oxygen Park and the farmland around Medchal keep the area greener than the dense western towers. Built-up Hyderabad runs about 2–3 °C warmer than its rural edges, and a 2026 heat study measured surface temperatures up to 45 °C on treeless roads in Gachibowli. Lower density and more trees generally mean cooler surroundings.

Prices

Portal and broker data for 2025-26 varies by source, but it consistently puts North Hyderabad well below the west. Kompally's mainstream apartments are often quoted around ₹4,600 to ₹7,300 per sq ft and premium gated communities around ₹8,500 to ₹10,500, against roughly ₹9,000 to ₹12,500 per sq ft quoted for Gachibowli and Kokapet. For the same budget, the north usually gets you a larger home or a villa with a plot.

North vs West at a glance

  • Jobs: West leads; the north is growing around Medchal, Genome Valley and the Kandlakoya IT park.
  • Traffic: West has the most congested office corridor; the north's main roads are NH-44 and Rajiv Rahadari, with elevated corridors planned.
  • Air: Both above WHO limits; Kompally ranked in a lower band than Kokapet in 2023 data, but avoid industrial pockets such as Bollaram.
  • Water: Varies by locality in both; the western high-rise belt has seen the sharpest falls.
  • Space: The north offers villas and larger plots.
